Cryptocurrency Escrow & Settlement for Real Estate
AP&E Ltd. gives realtors and their clients a clear, licensed path for settling real estate deals in bitcoin — deposits, part-payments, and final settlement — structured to satisfy Spanish notarial requirements, without asking anyone in the transaction to become a crypto expert.

Licensed settlement infrastructure
Custody and trade execution run through a regulated Gibraltar DLT Provider and Malta MiCA-licensed partner engaged by AP&E — never an ad-hoc wallet.
A trail your notary can rely on
The structure is built to produce the traceable, bank-grade record a Spanish notary needs — not a wallet-to-wallet transfer alone.
Reversible, either direction
If a seller wants to end up holding bitcoin rather than euros, the process can run in reverse once the notary is satisfied.
How a settlement runs
A partner for the deals you'd otherwise have to turn away
More agents are fielding buyers and sellers who want to settle part or all of a deal in bitcoin — but not all brokerages are set up to navigate what a Spanish notary needs, or to avoid a costly barter-tax surprise. AP&E steps in for that part of the transaction: structuring the settlement, managing the licensed rails, and keeping the notary comfortable, while you and your usual process handle everything else. You don't need a crypto policy. You need just one call to AP&E.
Discretion is part of the service
AP&E manages the settlement and handles the relationship with the notary and every party at the table — your client's crypto question is never a problem.
Structured to avoid the barter-tax trap
If bitcoin itself were what's recorded as the seller's payment, Spanish tax law can treat the sale as a barter (permuta) — making the seller separately liable for transfer tax on top of the buyer, roughly doubling the tax hit. AP&E's settlement is structured so that doesn't happen.

Bring us in before the deal needs us
The earlier AP&E is involved — ideally before a deposit date is set — the smoother settlement day goes.
